Why Do I Need A Buyer's Agent?

The truth is, you don’t. However, in our experience buyers are likely to pay in at least one of three ways without proper guidance: Overpaying, opportunity cost, or poor asset selection.

I’ll break down what these can actually cost with real examples below:

Overpaying: An $89,935 Mistake

We were recently acting as vendor advocates for a client whom we purchased for and were helping to sell an investment property for them in order to pay for the upgrade of their family home.

We listed their property online, conducted opens and received two offers from two first-home buyers.

The first offer came in at $600k which was this buyer’s absolute max. The second offer came in above the range at $640k. We had no other interested parties. The home was worth around $620k according to our valuations so we quickly accepted the $640k offer and signed it up on a contract.

If the successful buyer knew how to negotiate slightly better and even just ask a few simple questions about the vendor’s circumstances and the other offer, they could have purchased the property for $600k as they had stronger terms and we needed to sell.

This means they overpaid by $40,000 on the purchase price. Additionally, this $40,000 is also paid via a loan.

When you look at the current interest rates of circa 6% over a 30-year loan term, this first home buyer actually made a $89,935 mistake, simply by not asking a few correct questions when it came time to negotiate. I discovered they had missed out on a few homes in the past and were so frustrated they didn’t care about losing money.

Opportunity Cost: $42,731

We often get calls from first home buyers that tell us they are onto their 3rd pre-approval and have been looking for over 12 months. In fact, a recent study conducted by Finder titled their 2022 First Home Buyer Report, found that 17% of first home buyers take over 12 months to buy their first home, with a further 17% taking between 7 & 11 months.

According to CoreLogic, Australian residential real estate has increased by an average of 6.8% per year over the last 28 years.

In Queensland, the average first-home buyer spends $628,400 on their first home.

This means that property prices are likely to become $42,731 more expensive for 17% of first-home buyers that take over 12 months to purchase their first home.

$628,400 (average price for first-home buyers in QLD) $628,400 x 6.8% = $42,731.

Poor Asset Selection: $270,000

I jumped on a call recently with a first home buyer who sent me a property he wished he purchased and asked me if I could find him a similar property.

This property was a modern 2-bed apartment in a fantastic location within Brisbane and had sold weeks earlier for $660,000. After doing some research, I discovered the property had sold nearly 6 years prior for

$930,000. This means the person who purchased this property made a $270,000 loss and that’s not including stamp duty, interest on the loan, agent selling fees or the body corporate fees within the complex. Once the buyer realised this, they were shocked.

Not all properties grow in value equally, and purchasing a poor asset can be a costly mistake for your first home
